Karen Smith

Founder and President of Resort Resources, Inc.

Ms. Smith is a native of Seattle, WA, moving to Bend, OR in 1982, to participate in the development of Eagle Crest Resort. Ms. Smith graduated from Linfield College with a B.S. in Business Management, with an emphasis in accounting. Her real estate and property management background includes having served as property manager for New England Fish Company of Seattle, Washington, for 5 years, before joining the Eagle Crest development and managing all administrative aspects of that development through 1988. Ms. Smith has had extensive experience in designing community association governable structures, including shared ownership programs.  Her involvement in the development field includes consulting in land issues, governing documents, planning, and association management with a number of projects, including Thousand Trails, Eagle Crest, Trendwest Resorts, Black Butte Ranch, Running Y Ranch Resort, Whale Pointe and Old Bahama Bay. Ms. Smith serves as secretary and consultant to numerous association boards. Karen holds the Reserve Specialist designation issued by Community Association Institute (CAI).

Bryan Hanavan

Property Manager

Bryan Hanavan provides site management for all property owner association clients, plus manages the Design Review (Architectural Review) Committee functions for association clients. He brings 40 years of experience in the construction industry starting as a general laborer, to finish carpenter, to building materials sales, followed by project management roles with major construction and development firms in both residential and commercial industries, building both large scale commercial housing projects and apartments as well as single family home subdivisions and high end custom homes. Bryan most recently was VP of Construction for Point Development (A Division of Avamere Senior Living). Bryan offers, “The part I enjoy the most is helping with the collaboration between client, contractor, architect, designer and all associated trades.” A commitment to communication and collaboration is important in all the work we do for you.

Property Associations

For developers, services consist of consultation and assistance with document preparation, which typically include a declaration of covenants, conditions and restrictions, as well as the bylaws, articles and other related governing documents for the community association. Homeowner association management services also available.

Asset Reserve Studies

Reserve studies for asset repair and replacement for owner associations, developers and private clubs.

Developers

We often consult with developers on issues relating to community association operations, particular during the period of developer control, plus services to register projects for sale, as needed.
